If you need to apply for Building Regulations you will be asked to complete an application form to submit with your drawings and the fee. There are different application forms depending on the type of application you are making. This section lists the application forms that are available.

The four forms available on this page are exaplined below:
FULL PLANS Application
A Full Plans form should be used for all but minor applications. This includes all Commercial Proposals.
Notes
1. The applicant is the person on whose behalf the work is being carried out, e.g. the building’s owner.
2. Two copies of this form should be completed and submitted with a location/site plan, plans and particulars in duplicate in accordance with the provisions of Building Regulation 14. Subject to certain exceptions where Part B (Fire Safety) imposes a requirement in relation to proposed building work, two further copies of plans which demonstrate compliance with the requirements should be deposited.
3. Subject to certain exceptions a Full Plans Submission attracts fees payable by the person by whom or on whose behalf the work is to be carried out.
Most fees are payable in two stages. The first fee must accompany the deposit of plans and the second fee is payable after the first site inspection of work in progress. The second fee is a single payment in respect of the relevant work to cover all site visits and consultations which may be necessary until it is satisfactorily completed.
Schedule 1 prescribes the plan and inspection fees payable for small domestic buildings.
Schedule 2 prescribes the fees payable for small alterations and extensions to a dwelling home, and the addition of a small garage or carport.
Schedule 3 prescribes the fees payable for all other cases.
The appropriate fee is dependent upon the type of work proposed. Fee scales and methods of calculation are set out in the Guidance Notes on Fees which is available on request.
4. Subject to certain provisions of the Public Health Act 1936 owners and occupiers of premises are entitled to have their private foul and surface water drains and sewers connected to the public sewers, where available.
Special arrangements apply to trade effluent discharge. Persons wishing to make such connections must give not less than 21 days notice to the appropriate authority.
5. LABC Services provides a Partner Authority Scheme and also National Type Approval for a range of building types, building systems and major building elements where they are used repeatedly.
If this proposal is to use the Partnering scheme please answer YES and provide further details, including name of the Partner Authority, in section "Additional Information".
If the work proposed or any part of it is subject to a LANTAC approval please answer YES and enclose a copy of the appropriate current certificate(s). If there is any variation in this proposal from that shown on the LANTAC type approval plans attention should be drawn to it in a covering letter. Further information on LANTAC schemes is available from your local Building Control Services office, LANTAC, Local Government House, Smith Square, London SW1 3HZ.
6. Premises currently designated for the purpose of the Regulatory Reform (Fire Safety) Order 2005.
7. Section 16 of the Building Act 1984 provides for the passing of plans subject to conditions. The conditions may specify modifications to the deposited plans and/or that further plans shall be deposited.
These notes are for general guidance only, particulars regarding the deposit of plans are contained in Regulation 14 of the Building Regulations 2000 (as amended) and, in respect of fees, in the Building (Local Authority Charges) Regulations 1998.
Persons proposing to carry out building work or make a material change of use of a building are reminded that permission may be required under the Town and Country Planning Acts.

BUILDING NOTICE
Work to commercial properties can not be deposited this way due to the requirement to consult with the Fire Safety Officer.
This should be used for minor householder applications only. Fees must be paid in full on application.
Notes
1. Your application should include:-
(a) Two completed copies of this form
(b) The appropriate Building Notice Fee
(c) A location plan to a scale of not less than 1:1250

REGULARISATION Application
If you have built a structure without acquiring the necessary Building Regulations approval, then the submission of a regularistation form is required, this will give retrospective building regulation consent. Further works may be necessary to the altered structure before approval is given.
Notes
1. The applicant is the building owner.
2. One copy of this notice should be completed and submitted with plans and particulars indicating the works carried out.
Where Part B (Fire Safety) imposes a requirement in relation to building work a further two copies of the plans should be submitted.
3. A regularisation application must be accompanied by the appropriate fee, which is charged at a rate of the normal fee payable had the works not otherwise already been carried out plus 20%, (VAT is not payable).
The appropriate fee is dependent upon the type of work carried out. Fees scales and methods of calculation are set out in the Guidance Notes on Fees which is available on request.
4. In accordance with Building Regulation 21 the Council may require an applicant to take such reasonable steps, including laying open the unauthorised work for inspection, making tests and taking samples as the authority think appropriate to ascertain what work, if any, is required to secure compliance with the relevant regulations.
5. These notes are for general guidance only, full particulars of a “Regularisation” request are contained in Regulation 21 of the Building Regulations 2000 (as amended), and in respect of fees, in the Building (Local Authority Charges) Regulations 1998.
6. Persons who have carried out the building work or have made a material change of use of a building are reminded that permission may also have been required under the Town & Country Planning Act.

FEES
Fees are payable
1 When you submit plans for approval to Building Control, with minor exceptions, fees are payable in two stages. The plan fee must accompany the submission to cover the assessment of the works proposed and the issue of a decision. The inspection fee is a once only payment to cover all site inspections, up to and including the issue of a Completion Certificate.
2 When you submit a building notice it must be accompanied by the building notice fee, a once only payment to cover all the above procedures.
3 The scale of fees set out overleaf is a guide only. Substantial reductions of up to 30% of the plan fee may be applicable, where work involves significant repetition or where you propose two or more buildings or works which are substantially the same as each other. It pays to check with us.
4 An application to regularise unauthorised work of any type attracts a fee. Regularisation fees are exempt from V.A.T.
Fees are not payable
1 For work, which is for the sole benefit of people with disabilities in relation to exisitng dwellings and buildings to which the public have access.
2 For consultation and advice on meeting building regulation and related standards; this advice is free of charge.
3 Where plans have previously been approved/rejected for substantially the same work.
4 For the insertion of insulating material into an existing cavity wall where the work is certified to an approved standard.
Fees listed are inclusive of V.A.T. at 17.5%.
Cheques etc. should be made payable to “Alnwick District Council” and crossed “A/C payee”.
